Insuring your home

      If you are like most homeowners, you will probably never need to submit an insurance claim.  But no one is immune from misfortune!

      Homeowner policies cover the building, outbuildings and their    contents for "direct loss" or damage caused by an insured peril.  Within limits, home insurance reimburses you for your financial loss arising from mishaps that are generally "sudden and accidental" and hard to predict and prevent.

      One thing to keep in mind as you are doing home renovations,  such as building a garage, shed, completing the basement, upgrading the bathroom, or just adding a new fireplace for those cold winter nights, call your independent insurance broker to  discuss if you need to       increase your homeowners coverage.  When you upgrade the      plumbing, wiring, heating or roof, please talk to your insurance broker as further discounts may apply to your homeowner rates.  If physical problems with your home are the only reason it does not meet insurers' standards, you may save money in the long run by correcting the deficiencies in order to qualify it for better coverage.

       If you plan to build a rental apartment into your home.                  Duplex it, begin operating a business there, or make any other          significant alterations to the structure or the way it's used, be sure to tell your independent insurance broker.  For insurance to work well,  full disclosure of risk is required.  With insurance the best surprise is no surprise at all!


Tenant Insurance

      If you rent an apartment or a house, you need insurance coverage for liability and for insuring your personal possessions. Liability       coverage protects tenants the same as it would protect a homeowner. The owner of the property is responsible for insuring the building and for obtaining his or her own liability coverage (for accidents in       common or public areas).
